    When choosing a fire alarm system many factors need to be considered such as the purpose, building structure and current legislation.

    Fire Safety in new, extended or altered buildings is the responsibility of the Local Authority who delegates the responsibility to Building Control Department who enforces and administers the Building Regulations.

    In existing commercial buildings, premises are subject to The Regulatory Reform (Fire Safety) Order 2005. The Order states that the ‘Responsible Person’ within the organisation has a legal duty to undertake a suitable and sufficient fire risk assessment at their premises. This assessment is a detailed report of the fire risk in your building, the adequacy of existing fire precautions and the need for any additional fire precautions. The Fire risk Assessment will determine the level of fire alarm system required for your business premises.

    The guidance usually indicates appropriate British standards. The main standard for fire alarm systems is BS5839 pt1:2013.

    All Fire Alarm Systems essentially operate on the same principle. If a detector detects smoke or heat or someone operates a break glass unit (manual break point), then alarm sounders operate to warn others in the building that there may be a fire and to evacuate.

    Property Protection

    Systems designed for protection of property only, fall into two classifications P1 or P2.

    The objective of Category P1 is to provide the earliest possible warning of a fire to minimize the time between ignition and the arrival of fire fighters.

    P1 is deigned to protect the whole building whilst P2 is installed in defined parts of the building only, which may have an extraordinary high risk or hazard.

    Life Protection

    Life Protection will often depend on the number of people accessing a particular building and depending on variations, the systems can range from simple Type M to L1 categories.

    A Category M system requires manual call points on all exits as well as corridors where persons are not expected to walk more than 30/45m to operate one.

    Categories L1-L5 Fire Alarm Systems

    Category L5 fire alarm systems are designed for buildings that have a particular risk identified which warrants some special attention. For example, if there is an area of high risk, which is considered worthy of having some automatic detection but a manual system is also needed, then this will be termed as L5/M.

    Category L4 provides detection within the escape routes only, whereas L3 not only covers these areas but all rooms leading onto the escape route. The reasoning behind this is to alert people of the danger prior to the corridor becoming ‘smoke logged’ so people can escape safely.

    L2 is a further enhancement of protection with all the areas covered by an L3 category as well as high-risk areas such as boiler rooms etc.

    L1 provides protection throughout the building.
